F12
The F12 error code on a Vaillant boiler indicates a flame loss fault — the boiler is either failing to ignite or the flame is cutting out shortly after lighting. This is a moderately serious fault that will leave you without heating or hot water until it’s resolved.
What does this error mean?
Your Vaillant boiler’s control board has detected that the burner flame either failed to establish or dropped out unexpectedly during a heating or hot water cycle. The boiler locks out as a safety measure to prevent unburned gas from accumulating. On most Vaillant models (including the ecoTEC range), F12 is specifically linked to the flame detection circuit losing its signal.

Press the reset button (the flame symbol on most ecoTEC models) and hold for 3 seconds. Wait 5 minutes and see if the boiler fires up normally — a one-off lockout can occur after a brief gas supply interruption.
Check that your gas supply is working: try lighting a gas hob. If no gas elsewhere in the property, contact your gas supplier immediately — do not attempt to work on the boiler.
Check the condensate pipe (the white plastic pipe, usually exiting through an external wall or into a drain). If frozen or blocked, carefully thaw it with warm — not boiling — water and reset the boiler.
Ensure the gas isolation valve on the pipe leading to the boiler is fully open (handle in line with the pipe = open). If it was accidentally knocked closed, open it and reset.
If the fault persists after a reset and the gas supply is confirmed, do not attempt further DIY. Internal components including the flame sensor, electrodes, and gas valve must only be inspected and replaced by a Gas Safe registered engineer.
Note your boiler’s model number (on the front casing) and the exact fault code before calling an engineer — this helps them arrive with the right parts.
